I'm moving (take 2)

So a couple of months ago I posted that I was moving cause I was buying a house and then the whole thing fell apart and I was super bummed out. Well... another house right in my area was for sale so we took a chance and they took an offer. So far I think the Purchase & Sales is signed by everyone involved, the mortgage paperwork is all filled out and the home inspection is scheduled for Saturday.

Now it could still fall apart, but I figured I would share the info with you guys anyway. Heres the house...

$193,000 but they are paying $5000 in closing costs so its like getting the house for $188,000 in a sense. I think with my downpayment the mortgage will be about $1270 a month. I know thats low compared to lots of people, but I'm terrified!!!

Does that $1270 include PMI and Taxes? That seems really low unles you put $40 to $50 thousand down. Also, time to start looking for a sit down lawn mower!!! Good luck, Hope everything works out!!! CONGRATULATIONS!!!!!!!

Theres a kind of PMI that I guess a lot of mortage brokers dont deal with because not a lot of places offer it, but its called 'up front PMI' so I have that. If you get 10% ($19,300) down (which is what I'm putting down) then you can get a PMI that you can either pay ALL up front OR you can factor it into the mortgage. Its based on the price of the house, but for that house at $193k my upfront PMI is about $2500 which is about $10 a month added to the mortgage.

so the breakdown is going to be around this...
$854.50 - mortgage
$334.50 - property tax
$66.67 - insurange
$10.00 - upfront PMI

total monthly payment $1265.67

Home Inspection was today. It went pretty well but we gotta wait for the fuill report from the guy (Monday or Tuesday) and then wait for the results of the Radon test.

By the way, how is your PMI only $10 a month? Mine was $90 for a home that was just under $100,000.

Clevo - the PMI that I'm paying is a program that a lot of lenders dont offer. Its called 'UP FRONT PMI'. You qualify for it if you put 10% or more down and its a much lower amount that most of the time you're supposed to pay for in advance (at the closing) but some lenders also allow you to roll it into the mortgage. Mine ended up being about $7 a month + interest since its in the mortgage or it would have been just over $2000 at closing to pay it off.

well I'm officially a HOMOwner! Scared to death and feeling overwhelmed, but its done. We're actually getting the locks changed right now and then hopefully cleaning this weekend and start moving stuff slowly for the next 2 weeks and the big moved on the 15th.
