selling my house
I have someone comming over tommorrow at 10 a.m.
This is I think the sixth person in 3 weeks. Things better pick up.
Things I should do with my son while they are loking at the house.
1. Get STARBUCKS coffee. medium blend.
2. Go to mall and buy him something cool. Maybe a Cleveland Indians shirt or something.
3. Hang out with the old people who walk the mall in the morning.
4. Let him pick something out for his mom for mothers day.
5. Then... Call my agent and lay into her about finding out what they said about the house. Hopefully the conversation entails "They love the house
and want to buy it. Hear is the offer" Done, and done.

Plenty of houses are in forclosure becasue of job loses and they are really really cheap to get. So buyers are able to get good deals. Thank your
local republican for the economy.

I'm in probably the best value condo community in my area, unit is up to date and cheaper than anything else around...just tired of elephatns living
above me and need to move. Starting to get a lot more renters than owners in the area...the writings on the wall.

You just summed up the definition of a buyers market perfectly. I too hate the phrase because it means you have to put in alot more effort and cover
certain sale costs due to the supply versus demand formula. When I bought back in 2002 I had to cover all the closing fees, realtor fees and so on and
so forth. I had to purchase the homeowners association package and pay for the home inspection. Now, you won;t find a buyer that would do any one of
those things in this market, they would simply tell the seller to cover these costs or pack sand, there is a huge amount of homes for sale with no
buyers in sight right now, and yes, it is thanks to the republican driven economy, the Dems would not do much better in my opinion though. The only
people who profit from politics are the politicians and the special interests they represent, thats across the board in this country and it sucks
balls.

Mine? Rediculous. Let me put it this way... my boss bought his old home back from his ex-wife recently... paid 4 times what he did initially like
10-15 years ago. 400,000 for a 2 story 3 bedroom.

I average 3 bedroom ranch in my town is about $120,000. Mine is a 2 bedroom and I have it listed for $93,900.

My 2 bedroom 1 bath condo is listed at a low $142 to try and move it, most in the comples are $145-$155.
Its a pain in the ass finding somthing in my new range of 235 out here (west burbs of Chicago) because its right above the older junkier townhome
range and right below the newer better townhome range...plus the fact that I'm trying to find one with 2 car garage is killing me.

jason's situation is exactly why we moved out into the middle of nowhere.
we were in the same range and we were able to get so much more for our money by going further out.
BUT... we are out there.

yeah thats the problem though I could move 20 minutes farther and get somthing WAY nicer, but it causes all kinds of problems, not to mention 20
minutes in chicago turns into 45 minutes between rush hour, which goes from 6 am to 7pm.

working from home makes a huge difference.
then i catch the amtrak right in our little town and go straight to nyc once a week.
if i ever work in philly, i can catch the same train and it doesnt cost any more than philly regional rail.
